Every project moves through the same disciplined sequence. The phases are not optional. Their order is not negotiable. This is how a 120-project track record is built — one rigorous step at a time.

Phase 01 · 1–2 weeks

DISCOVERY

Site visit, brief capture, feasibility report. We map the constraints before drawing a single line — soil, regulation, budget, neighbours, sunlight, drainage.

02
Phase 02 · 3–6 weeks

DESIGN

Concept, schematic, and detailed design — produced with you, not for you. Three iterations are standard. We commit nothing to engineering until the design feels inevitable.

Phase 03 · 2–4 weeks

ENGINEERING

Structural, MEP, and civil engineering documents. Every load path is calculated twice. Every penetration is coordinated. The drawing set is a contract with reality.

04
Phase 04 · Project-specific

CONSTRUCTION

Site mobilisation, foundation, structure, envelope. Weekly progress reports with photographic record. A senior engineer is on site every working day — non-negotiable.

Phase 05 · 4–10 weeks

FINISHING

Interiors, joinery, fixtures, commissioning. The phase where buildings stop being structures and become places. Punch-list discipline is absolute.

Phase 06 · Ongoing

HANDOVER

Documentation, training, warranty. We hand over operating manuals and a relationship. Our team is reachable for the life of the building — not just the warranty.
